2010 CAPITAL IMPROVEMENT PROJECTS

 
While we're in not even half way through 2010 KCHOA has already completed some major capital improvement projects with more to come and some BIG SURPRISES. The idea behind the Capital Improvement Projects is to make Killearn Commons look better for everyone's enjoyment and help improve everyone's investments in their homes.
 
New low-voltage, high wattage lights that come on at dusk and then turn off at sunrise were installed at the front entrance sign replacing a very high electrical useage Xenon commercial light that ran 24/7. Last year we oaid about $600.00 and this year we'be paying about $300.00 for a savings of about $300.00. We also have a new outdoor outlet at the sign which will allow for more and better holiday lights.
 
The water sprinkler system at the front entrance was redone to water just planted flowers in front of the front entrance sign and not water existing shrubbery. Last year we paid about $1,300.00 for water and this year we're on track to pay about $180.00, so we're saving about $1,120.00.
 
Updated and upgraded sensored security lighting at pool complex to reduce the amount of trespassing and vandalism. Five new sensored security lights (formerly only two) were specially wired for mutli-purpose use for both as security and use at night as regular lights. The system is designed so that when one sensored light comes on then they all come on providing full complex lighting that actually looks nice at night. We again ask that if anyone sees anybody in the pool area (inside the fence) between the hours of 9:00PM and 7:00AM then please contact us or Leon County Sheriffs Department. We will prosecute for trespassing, vandalism, etc. because this kind of activity can result in increased HOA fees.
 
Railing was installed across the the front of the porch of the pool house. This is primarily to protect children from falling off the ledge but it does add a very nice look to the pool house.
 
 
Pressure cleaning of the Pool House and Pool Deck.
 
A Slice and Dice event was held in Feburary in which shrubs and trees were trimmed. The canopy was raised on a number of trees to allow more sunlight into the pool complex.
 
The Pool Clean Up Day resulted in 3 yards of soil for the flower beds to promote better growth of the flowers, 100 bales of pine straw placed in the flower beds at the pool complex, many different colorful flowers planted. Cleaning and touch-up was performed to keep the pool complex in shape and looking nice.
 
 
Two different landscape retaining walls were erected which in part helps eliminate water erosion from heavy rain while adding a nice look. Plants and flowers were planted behind the retaining walls.
 
 
A new sign placed at the corner of Greenland and Charrington Forest in the new retaining wall flower bed stating "Killearn Commons Pool Complex - Members Only.
 
Some major repairs to the pool complex including the relacement of door frame and door on the outside storage area, new womens bathroom door, and a severely leaking outdoor shower was fixed savings us on water bills. The bathroom lights have been changed out to florescent light fixtures providing better lighting and reduced electrical cost.
