Welcome to the Killearn Commons Homeowner Association (KCHOA) Web Site. The purpose behind this Web site is to provide all homeowners and members useful and important up-to-date information about the Homeowners Association and about the neighborhood. POOL COMPLEX OPEN

 
The Pool Complex open on St. Patrick's Day, Saturday, March 17th in time for Spring Break. The Pool was dyed green and the complex decorated in the St. Partick's Day theme. There was a great turn out all day long. Late afternoon saw the grill get fired up and it was BYOBB, Bring your own beast and beverage. Special thanks to the Bagwell's and the Wesikottens for the St. Patrick's Day theme idea and the decorations - great job.
 
 
 
 
 
 
 
 
 
 
 
 

ANNUAL POOL CLEAN-UP DAY

 

2012 ANNUAL POOL CLEAN UP DAY

 

On a beautiful Saturday morning, March 10th, we had the annual pool clean up day at the pool complex. The weather was perfect with a slight breeze. We started at 9am and actually were finished around 11am which gave us the opportunity to have lunch and visit with each other.

 

First, what was amazing was all the kids that showed up and the outstanding work they did. They did not hesitate in taking on any task they were asked to do, be it cleaning, sweeping, raking, etc. The second thing was the number of women who helped spread out 50 bales of pine straw.

 

The painting of the Pool Complex was completed earlier in the week and it looks absolutely great. We even got the bathroom floors painted and new strips in the parking lot.

 

So now the Pool Complex is in great shape for everyone to enjoy for another season.

BIKE RACK

 

A Bike Rack is being ordered for placement just outside the gate. We have many residents who like to ride their bike to the pool complex and then they put the bikes inside the gate which is against the rules and because of the number of bikes has been creating a problem. We understand that many do this to prevent any potential theft of the bikes so now bring a bike lock for the Bike Rack.

 

2012 KCHOA DUES

 

This is notification of your 2012 Killearn Commons Homeowners fees are due by April 30, 2012. If not paid by this date, there will be an 18% penalty added to the amount. If you have delinquent dues from previous years, we encourage you to pay those as well. 

 

This year we have a new incentive plan that provides a discount for paying your dues early.  This new plan does not apply to any delinquent dues. The dues are still $145.20 per year but the new plan is as follows:

 

January 31, 2012  =       $130.00

February 28, 2012 =       $135.00

March 31, 2012     =       $140.00

April 30, 2012        =       $145.00

 

Definition for dues paid by the end of each month as so listed shall mean that the dues, check, money order, cash, or other form of payment, are actually received or post marked by the end of said month. 

 

For your convenience, beginning this year, we now have PayPal available on the Web site which allows you to pay by credit card, debit card, etc. There is a $2.00 service charge when using this service.

 

This will be the only notice you will receive. After May 1, 2012, the 18% finance charge will be applied and we will begin the process of filing a lien against your property.

NEW BOARD MEMBERS AND OFFICERS

 
At the KCHOA Annual Meeting and Elections two new Board Members were elected replacing the positions held by Edith Bowden and Matt Caldwell. The two new Board Members are Roger Bagwell and Brian Urban.
 
We wish to think both Edith and Matt for their years of great service to KCHOA.
 
During the same meeting the Board of Directors elected new officers as follows:

KCHOA EMAIL COMMUNCATIONS

 

We are now setting up the process of sending Killearn Commons Homeowners emails of updates and announcements. This process will provide better updated communications with homeowners concerning important issues, valuable updates and announcements. To sign up simply go to the Contact Us page and send us a message that you want to be added to the list. We will not provide any emails to outside parties and all email sent by us will be done as Blinded Copies so that your email addresses will not be seen.

 

One of the reasons we like to do this concerns any potential criminal activity that may be going on with in Killearn Commons so that we can make you aware. We’ve had a recent wave of solicitors invade us and while some of these individuals may have a County Peddlers license which allow them to go door to door some of these activities are very suspicious. We have a very good relationship with Leon County Sheriff’s Office and because of these suspicious activities they have recently stepped up patrols in Killearn Commons.

 

KCHOA Drive-Way Project

 

Dear Killearn Commons Homeowner:

 

When the developer first built Killearn Commons they used a concrete form for the curbs that is called a “Mountable Curb”.  This created a rather large bump at the beginning of the driveway, and in some cases created more of a problem with cars which have a low clearance.

 

Many homeowners have asked if this can be fixed.  We are currently working with Leon County on permitting issues and Sanders Concrete (the company who poured the picnic patio) about performing the work.  Keep in mind any work performed will be at the homeowner’s expense.  Our goal is to have one permit for the neighborhood rather than individual permits.

 

If enough homeowners are interested in having their driveways fixed, we may be able to negotiate a better price (group discount) with Sanders Concrete.  There are a number of factors that will affect pricing for each drive-way including the drive-way level, if there is a down grade (can’t allow water to run down the drive-way from the street), width of the drive-way, etc. Right now we have estimated pricing from $300 to $500 per drive-way but this does not include any discounted pricing.

 

This process will not happen very quickly but will take many months. The  first part of the process will be indentifying those homeowners who are interested, then the County will be required to look at each drive-way and at the same time we will work with Sanders Concrete for discounted pricing based on the number of homeowners interested. The most likely scenario will be payment will have to be made in advance in which we will set-up a separate account under KCHOA bank account for this project.
